01Why a local manager
Knowing the neighborhood is part of managing well.
We know the market here
Who rents in these neighborhoods, what they look for, and what a realistic rent looks like for your apartment’s size and condition.
We know the buildings
Older stone blocks, building committees, and the TAMA 38 and Pinui Binui projects changing the area — we help owners navigate them.
We respond first
Many problems we solve ourselves. When we can’t, our regular, trusted tradespeople do good work at fair prices.
Close to your property
Viewings and repairs are simpler to arrange when we are around the corner.

FAQ
Questions owners ask us
Do you find and screen long-term tenants?
Yes. We market the property, handle enquiries and viewings, and screen applicants, typically by verifying identity, checking employment and income, and taking references from previous landlords where available. We then present our recommended applicant and the reasons for the recommendation, and the final decision is yours. We coordinate the lease with you and record the property’s condition in writing and with photographs at move-in. Lease terms and any guarantees should be reviewed by your own lawyer.
Do you manage properties for owners living abroad?
Yes. Many of the owners we work with live abroad or outside Jerusalem. We act as your local point of contact: we deal with tenants and tradespeople, go to the property whenever something needs attention, make sure the tenants keep up with arnona and utility bills, and keep you informed in writing, with photographs of any repair work, so decisions can be made without you having to travel. Approvals and updates are arranged to work across time zones. Read more about how we work with overseas owners.
Which Jerusalem neighborhoods do you cover?
We manage properties across Jerusalem. Our home base is Ramat Eshkol, and many of the properties we manage are there and in the neighborhoods around it — French Hill, Ma’alot Dafna and Givat HaMivtar — where we know the buildings, the tenants and the local tradespeople especially well.
Wherever your property is in the city, tell us about it and we will talk through how we would manage it. See also property management in Ramat Eshkol.
How are property management fees determined?
Fees are set out in a written proposal after we have assessed the property. They depend on the type and size of the property, whether it is furnished, its condition and which services you need. Renovation and upgrade work is quoted separately for each project. The simplest first step is to request a quote, which does not commit you to anything.
Can you help if my building is going through TAMA 38 or Pinui Binui?
Yes. We have experience helping owners navigate TAMA 38 and Pinui Binui projects in buildings where they own a rental. We follow the project, attend building meetings on your behalf where you wish, keep your tenant informed and coordinate the timing of the lease with the project schedule. We work alongside your lawyer, who advises you on the developer agreement, since we do not give legal advice. Our guide to owning a rental apartment through TAMA 38 or Pinui Binui explains what to expect.
